Tauriko Business Estate Private Plan Change

The Tauriko Business Estate is a comprehensively planned, 195-hectare industrial and commercial business development. The site lies within an area identified for future growth and employment in the 2004 Western Bay of Plenty SmartGrowth Strategy.

Boffa Miskell managed the successful application for the private district plan change that was required for the project to go ahead. This included co-ordinating the input of numerous specialists in a comprehensive land-use and services planning process, including input from our own team of urban and landscape designers, ecologists and cultural heritage advisors.

Our urban design plan strongly influenced the outcomes of the planning process, by specifically demonstrating how a functional high-amenity industrial estate would be achieved. This was particularly important because the site is adjacent to a developing residential area and is destined to become a gateway to Tauranga city.

The design concept brings together features that will ensure the development is attractive to businesses, provides a pleasant environment for future workers, and integrates responsible environmental management. Features include:

  • comprehensively planned stormwater management;
  • restoration of natural character to stream margins;
  • revegetated valley sides to frame the backdrop and delimit developments;
  • a coherent streetscape linked to the wider landscape with large specimen trees;
  • building design and colour controls;
  • defined convenience centres to promote walking access for workers.

Construction is now underway.
