How do you develop a strategy for future land use?
The Te Reti Trust wanted to develop a strategy for future land use which maximised returns for community development and avoided land alienation. The site is located at a gateway position with access from arterial and collector roads. It is separated from existing residential development. Part of the site is subject to high levels of light and noise effects from the adjacent arterial corridor, which diminishes its amenity for residential use. It is accessible by walking from the local residential catchment.
Key issues to be addressed included: protection of the amenity of residential land to the west and south; providing safe and efficient access from the State Highway, and the Link Road; landscape protection and enhancement; recognition of previous agreements with NZTA and TCC; and recognition of Tauranga City Council’s Retail and Commercial Strategy.
